  • Address: Crossins Road, Swansea, Tasmania
  • Area: 40ha (99ac)

This 40-hectare property, supporting dry sclerophyll forest, offers the chance to be part of a surrounding community of conservation landholders on Tasmania’s east coast.

A knoll on the property provides amazing views of the Hazards on Freycinet Peninsula, the surrounding forested hills, inlands towards Lake Leake and across extensive forests to the south.

Wye River State Reserve, further along Crossins Road, offers nearby opportunities for exploring and swimming.

Swansea is just a 20-minute drive away on the beautiful east coast, and Launceston can be reached in under two hours.

CONSERVATION VALUES

The property ranges from 200 metres at Crossins Road to 268 metres at Big Bedding Hill, where it levels out to the north. This plateau supports easy walking through open forest and woodland. Dolerite geology underlies the site and shapes its vegetation communities.

The land is entirely covered in native vegetation and forms part of a large, continuous habitat corridor extending north and south. The dominant vegetation is white peppermint (Eucalyptus pulchella) forest, with a substantial area of white gum (Eucalyptus viminalis) open woodland.

Bluemans Creek lies just a few hundred metres north of the boundary and provides important habitat for threatened flora and fauna.

The property makes a valuable contribution to landscape-scale conservation. Its western boundary adjoins a conservation covenant that links to protected areas further south. To the north and northeast, it connects with covenanted land at Bluemans Run (former TLC Revolving Fund land) and other protected areas, including the 3,000-hectare Wye River State Reserve and the 5,000-hectare Eastern Tiers Conservation Area. These areas ultimately connect to TLC’s Kelvedon Hills Reserve via additional covenants.

Many neighbouring properties also retain dense native vegetation, including under-represented vegetation communities, old-growth forest, and habitat for threatened species.

Along Crossins Road, numerous signs for private forest reserves and Land for Wildlife properties reflect the strong conservation focus of the local community.

PROTECTING THE CONSERVATION VALUES

To provide permanent protection for the conservation values on the property, an approved covenant will be registered on the land title before finalising the property sale. An area will be excluded from the covenant to allow for future use and development.

Subject to approval by the Department of Natural Resources and Environment, the covenant will include an exclusion zone of approximately three hectares in the southern part of the property, adjacent to Crossins Road. This area offers convenient access and views over surrounding forest and could accommodate a building site (subject to council approval where required).

Outside the exclusion area, the covenant allows for essential land management such as fence maintenance and weed management, as well as appropriate recreational activities that do not damage the natural values.

INFRASTRUCTURE AND SERVICES

The property is 20 km from Swansea and around a two-hour drive from both Launceston and Hobart. Swansea has a general practice, pharmacy, supermarkets and fuel, along with cafes and restaurants.

The property is accessed from Crossins Road, a well-maintained gravel road maintained by council. A culvert and crossover provide entry to the property. While there are currently no tracks into the property, the building exclusion area allows for access to be constructed.

There are no services available on this property and surrounding properties are off- grid. The exclusion areas are large enough to allow flexibility around potential building sites and allow for bushfire risk management.

This property was purchased through generous support for the TLC Revolving Fund. Funds from its sale go straight back into the Fund, helping protect and secure more properties for conservation.
