Conservation Values

This property has great context, adjoining the Rocka Rivulet Nature Reserve, the Butlers Ridge Nature Reserve and the Swanston Private Nature Reserve. The reservation of this property protects an extensive area of forest containing a diverse range of habitats, including 40ha of vulnerable blue gum (Eucalyptus globulus) grassy forest and 105ha of old growth forest. The area provides important habitat for a number of threatened species, including the endangered Tasmanian Wedge-tailed eagle, Swift Parrot and Tasmanian Devil.

Protecting the Conservation Values

To provide permanent protection for the conservation values on the property, the TLC registers a Conservation Covenant against the titles of the land prior to sale. Part of each block will be excluded from the covenant to allow for future use and development. Within these areas future owners may clear vegetation, construct a home and undertake all the usual activities associated with residential use (subject to Council approval where required). Elsewhere on the property the covenant restricts any activities that may degrade the conservation values of the land, but still allows for essential management activities (such as construction and maintenance of boundary fences) and for appropriate recreational activities (eg walking and walking tracks).

A management plan will be developed with the new owners, ensuring that they are able to manage any threats to conservation values into the future. The TLC is also able to offer ongoing advice and assistance to the new owners in managing the conservation values of the land.

Infrastructure and Services

The property is serviced by the following infrastructure:

  • All blocks have legal access coinciding with all-weather gravel roads. Access to the southern titles is via a road reserve extending from Swanston Rd to the property boundary, while access to the northern titles is via the M6 forestry road and internal roading.
  • Lot 1 features a bush camp comprising a corrugated iron building with a wood heater.
  • The nearest shops and services to the northern titles are located in Oatlands, which is 42km west of the property, Triabunna, which is 39km south east of the property, or Swansea, which is 44km north east of the property.

This property was purchased under the TLC Revolving Fund. Funding for the purchase was provided by the Australian Government through the Forest Conservation Fund (a programme arising out of the Tasmanian Community Forest Agreement). Proceeds from the sale of this property will be returned to the Revolving Fund.
