The Tasmanian Land Conservancy (TLC) invites prospective buyers to contact us and discuss this property’s unique overarching conditions

This large, forested property is the perfect opportunity to own your own private conservation reserve. Located just 37km north of Launceston in the beautiful Tamar Valley, this block is unique in its size and wilderness values so close to the Launceston CBD.

Positioned east of Mt Direction on Dismal Range, you can pause to take in the sweeping views east over Karoola to Mt Arthur and north to the Pipers River valley. This peaceful refuge offers ample opportunity for outdoor enthusiasts to indulge with wilderness activities such as bird watching, mountain biking, bushwalking and horse riding.

Two adjoining lots to be sold together (353.5ha and 313.7 ha)

Conservation Values

The property protects large areas of threatened vegetation communities including black gum (Eucalyptus ovata) forest and woodland, including areas of old growth, and swamp paperbark (Melaleuca ericifolia) swamp forest, along with a range of different wet and dry eucalypt forests, wet heaths and rainforest.

Much of the property is recovering from logging with well advanced regrowth forests. The range of different habitats is remarkable, providing potential habitat for many threatened fauna species recorded nearby, including grey goshawk, wedge-tailed eagle, spotted-tail quoll, masked owl and Tasmanian devil.

Protection into the future

To provide permanent protection for the conservation values on the property, a Conservation Covenant will be registered against the land titles. Three exclusion zones have been allocated and two are accessed by a good all weather track suitable for a 4WD vehicle, the other by all-terrain vehicle or foot.

Within the exclusion zones, future owners may clear vegetation, construct a home or cabin, and undertake all the usual activities associated with residential use (subject to Council approval). Elsewhere, the covenant will restrict any activities that may degrade the conservation values of the land, while allowing for essential management activities (such as construction and maintenance of tracks and boundary fences) and for approved recreational activities.

A Nature Conservation Plan attached to the Conservation Covenant will guide any new landowner on management and operation of the covenant.

The property forms part of the Tasmanian Land Conservancy’s New Leaf Carbon Project and requires the forest to remain intact until 2038. A Forestry Rights Agreement to maintain the vegetation and vest the trees to Tasmanian Land Conservancy will be part of the sale process and registered on title upon transfer to a new owner.

Infrastructure and services

Legal access to the property is via East Tamar Highway from Launceston to Mt Direction, then Murphys Road to a Right of Way through adjoining State Forest. A well-formed gravel road established for logging operations runs to the interior of the property and there are several internal tracks suitable for vehicles, horse riding and mountain biking. Further tracks could be installed subject to approval. Launceston airport is 52 km south of the property and the Launceston CBD is only 37 km away.
