250.7ha, offers over $480,000
The Tasmanian Land Conservancy (TLC) invites prospective buyers to contact us and discuss this property’s unique overarching conditions.
This 250-hectare forested property is located 25 kilometres northeast of Launceston. It adjoins the Prossers Regional Reserve and is close to state and regional reserves, including Mt Barrow, Mt Arthur and Pipers River.

Conservation values
The property protects significant natural values, including threatened vegetation communities, threatened fauna and flora species, some old growth forests and upper catchment ephemeral streams and wetlands. Topographical diversity and six different forest communities offer a range of habitats and microhabitats that provide valuable refuge for a range of native animals and plants.
Threatened black gum (Eucalyptus ovata) forest and woodland, and black peppermint (Eucalyptus amygdalina) inland forest and woodland on Cainozoic deposits occupy large areas amounting to nearly half the property, much of which is old growth. The vegetation communities provide known habitat for threatened species including the slender curved rice flower (Pimelea curviflora var. gracilis), lemon dogwood (Pomaderris intermedia) and eastern quoll, as well as potentially many more like the masked owl, wedge-tailed eagle, spotted tailed quoll and Tasmanian devil.
The high conservation values present now will only improve as the regrowth forests continue to mature in the future.
Protection into the future
To provide permanent protection for the natural values on the property, a Conservation Covenant is registered against all titles. The property includes a 4.7-hectare exclusion zone outside the covenant, situated on a raised north-facing knoll with frontage to Prossers Forest Road.
The property forms part of TLC’s New Leaf Carbon Project, which requires the forest to be retained intact until 2038. A Forestry Rights Agreement to maintain the vegetation and vest the trees to TLC will be part of the sale process and registered on title upon transfer to a new owner. Due to the carbon commitments on the property, the clearing of vegetation and building with the exclusion zone may not be conducted until after 2038.
After 2038, the exclusion zone allows future owners to clear vegetation, construct a home and undertake all the usual activities associated with residential use (subject to Council approval). Elsewhere, the covenant will restrict any activities that may degrade the conservation values of the land, but still allow for essential management activities (such as construction and maintenance of boundary fences) and for appropriate recreational activities.
A Nature Conservation Plan of the covenant will be available for the new owners, ensuring any threats to conservation values can be managed into the future.
