Three titles to be sold together (Lot 1:  42.6 ha (105.2 ac) Lot 2:  42.4 ha (104.8 ac)
Lot 3: 40.4 ha (99.9 ac)

Conservation values

Roses Tier protects a mix of eucalypt forest, rainforest, highland grassy sedgeland and rare mound springs. It offers habitat for several of Tasmania’s special threatened fauna species, including wedge-tailed eagles, spotted-tail quolls and Tasmanian devils.

Protection into the future

To provide permanent protection for the natural values on the property, a Conservation Covenant is registered against all three land titles, with adesignated Domestic Zone (approx. 4 ha) available on the western high point. This is accessible by a steep and informal track, suited to an all-terrain vehicle or walking. In addition, there are two retained rights on two land titles that would allow for the establishment of two Domestic Zones, (each not exceeding 4 ha). This enables future development by owners (subject to the locations of the Domestic Zone being approved by the Department of Natural Resources and Environment).

Within the Domestic Zone areas, future owners may clear vegetation, construct a home and undertake the usual activities associated with residential use (subject to Council approval). Elsewhere, the covenant restricts any activities that may degrade the conservation values of the land, but still allows for essential management activities (such as construction and maintenance of boundary fences) and for appropriate recreational activities (eg walking).

The property forms part of the Tasmanian Land Conservancy’s New Leaf Carbon Project, which requires the forest to remain intact until 2038 (except for the existing designated Domestic zone). A Forestry Rights Agreement to maintain the vegetation and vest the trees to Tasmanian Land Conservancy will be part of the sale process and registered on title upon transfer to a new owner.

A Nature Conservation Plan attached to the Conservation Covenant will guide any new landowner on management and operation of the covenant.

Infrastructure and services

Legal access to the property is via a Right of Way through adjoining State Forest. A well-formed gravel road (established for logging operations) runs along the Right of Way from Roses Tier Road to the interior of the property and there are several internal tracks – two of which have Rights of Way benefiting Sustainable Timber Tasmania. Launceston airport is 30km to the west of the property and the Launceston CBD is only 58km away. Both the historic village of Evandale and the Ben Lomond ski fields are also nearby. The nearest services are approximately 44km away in the historic township of Evandale or approximately 46km away in the Launceston suburb of St Leonards.
